Who leads ENTRUST CAPITAL GROUP?

Rick Amos serves as the Company’s President and Chief Executive Officer. Since 2013, Rick has engaged in numerous real estate projects representing more than $10 million in retail value.

Through his company, Entrust Capital Group, Rick has developed deep partnerships with other firms that focus on foreclosures, mortgage loans, multi-family, rehab/resell and buy/hold projects. These contacts have more than 20 years of experience with more than 4,000 projects and combined retail value beyond $100 million.

Rick is a certified Professional Leadership Coach with a focus on non-profit leadership development in Eastern Europe and Russia. He is also the founder and director of two non-profit organizations.

Rick graduated from Duke University in 1983 with a BS in Mechanical Engineering. His master’s in Organizational Behavior/Leadership Coaching is from UT-Dallas School of Business. Rick has been married for 35 years and has four young-adult children.

What is your real estate strategy?

Where?
Real Estate is always local. We go where the valuations are rising, population is increasing, rental rates are increasing, interest rates are declining, labor costs are decreasing and profits are rising. For the Entrust Capital Fund USA, our assets are currently in Florida and we will expand into the southeast USA. For the Entrust Capital Fund INTERNATIONAL, our assets are currently in Puerto Rico and we plan to expand into the Bahamas when the time is right.

Who?
We have long-term relationships with all of our Partners. After so many deals together, we have mutual trust, expertise, experience, sacrifice, laughter and some tears.

How?
• We constantly research the past, present and future of real estate in our markets.

• We gain margin by buying and rehabbing at 50-80% of market value.

• We develop multiple exit strategies to cover surprises.
     – Quick-flip wholesale if we find eager buyers
     – Full rehab/resell for maximum return
     – Long-term redevelopment for 36-month returns
     – Long-term buy/hold for ongoing income and equity growth

• We use leverage less than 75% of market value to cover the risk of declining values.

• We target “B” and “C” rental properties that renters desire in any economic cycle.

What if the real estate valuations decline?

First, declining valuations usually move more slowly than other economic metrics. We will move fast, but we usually have 3-9 months to respond.

Second, we can almost always find another location with increasing values.

Third, because we buy and rehab at 50-80% of market value and do not over-leverage, we always have margin.

Finally, for buy/hold rentals there is always a solid market for “B” and “C” rentals.

What if the stock market declines?

There are various theories about causation and correlation between stock market and real estate valuations. Our strategy is based on specific markets, not individual companies or broad stock market indices.

Even if the stock market declined 30%, our rental incomes would not decline, we would increase our short-term development projects and decrease our long-term development projects.

During seasons of bear stock markets, there have always been profitable real estate strategies and the need for rentals usually increases.

What if interest rates increase?

Certainly, this will happen sometime. First, we fight to keep our expenses low so that we have more operating profit margin.

Second, we do not over-leverage so we are not at risk of being upside down with our loans.

Third, there will be many opportunities to buy because more people will not be able to afford their mortgage, fewer people will be able to buy and more people will want to rent our properties!

What about other risks?

We do our best to manage our risks. Real Estate moves more slowly than the stock market or cryptocurrency.

Compared to other investment strategies, asset-based investments will not lose all their value. We insure our properties against loss. We protect ourselves from legal action. Our attorneys and accountants keep us ahead of problems.

Because of our experience and long-term perspective, we are not afraid to take a small loss now — rather than risking a big loss in the future.
